Belgrade is the historic capital of the region and with 2 million inhabitants one of the largest cities in SEE. After 9 years of sanctions (ending in 2000) and international difficulties, the country is on track to take its place as a major city in the region. Stability Pact negotiations with the EU started in October of 2005 and the country is quickly expanding and actively seeking Foreign Direct Investment. It is still early in the countries development and the risk/return profile is not yet aligned with the new reality in Belgrade. Ocean Atlantic International began operating in the Serbian market in early 2005 and is focusing on residential and center-city mixed-use development in Belgrade. Currently OA has contracted on a 130,000 SF mixed-use development in the Central District of Belgrade and is negotiating for another 400,000 SF of mixed-use development throughout the city.
